Refund & Credit Policy
We work hard to ensure the highest quality leads, but in the case there's an issue, we'll make it right.
If a lead fails our quality standards, you don't pay for it. Request a credit in your client portal within 7 days of deliveryand we'll review it against our credit criteria. Leads that are listed on the MLS, not owned by the person submitting, a duplicate, non-residential, a mobile home on rented land, or unreachable are always credited. Approved requests are credited back to your account balance toward future leads.
What We Always Credit
Every lead is AI-qualified before delivery, but no filter is perfect. When a lead in one of these categories gets through, it's credited. Period.
MLS Listed
The property was actively listed on the MLS when the lead was delivered. Our AI checks listing status before delivery, but if one slips through, it's credited.
Not the Owner
The person on the lead is a real estate agent, wholesaler, or investor rather than the owner. The owner or a direct relative qualifies, including ownership through a trust, LLC, or other estate planning structure.
Duplicate Lead
You already received this seller and property from us. One lead, one charge - a duplicate is never billed twice.
Non-Residential Property
Based on your account preferences, if the property is non-residential (commercial, industrial, etc.) we'll credit it back.
Mobile Home on Rented Land
A mobile or manufactured home on a lot the seller doesn't own. If there's lot rent, it's not real property.
Unable to Contact
The contact information is fake or invalid and the seller can't be reached despite prompt, repeated attempts by phone, text, and email.
What Credits Do Not Cover
There is a clear line between a bad lead and a lost deal. Working with our leads requires quick follow up, a strong pitch, and the ability to get things done. A seller who doesn't transact with you is not a credit.
- The seller declined your offer
Price gaps and lost negotiations are part of investing. A qualified lead is your opportunity to win or lose.
- The seller chose another buyer
Most sellers who contact us transact within 90 days with someone. Speed and follow-up decide who.
- The seller got cold feet
A real owner who verified their information and then changed their plans is still a qualified lead.
- The deal doesn't fit your criteria
Condition, equity, or numbers that don't work for your strategy don't make the seller any less real.

Request a Credit

Credit Approved or Denied
Approved credits are credited back to your account, and the credit goes toward your next lead automatically. If a credit is declined, we'll provide clear evidence why it didn't qualify.

What leads qualify for a refund or credit?
Six categories always qualify: the property is actively listed on the MLS, the person on the lead is not the owner (an agent, wholesaler, or investor posing as the seller), the lead is a duplicate you already received from us, the property is non-residential (commercial, industrial, etc.) contrary to your account preferences, the property is a mobile or manufactured home on land the seller doesn't own, or the contact information is invalid and the seller can't be reached despite prompt, repeated attempts.
How long do I have to dispute a lead?
7 days from delivery. Flag the lead in your portal with the reason, and we take it from there. Prompt disputes also help us catch bad sources faster, which protects every investor in the network.
How do I request a credit?
Sign in to your client portal, open the lead, and request a credit with the reason. We review every dispute against the lead's qualification record - title and ownership data, MLS status and history, and contact verification logs - and approved disputes are credited back to your account balance.
How are credits applied?
Approved disputes are credited back to your account balance at the full price you paid for the lead, and the credit applies to your next leads automatically.
The seller didn't sell to me. Do I get a credit?
No. There is a clear line between a bad lead and a lost deal. A real owner who wants to sell but declines your offer, chooses another buyer, or gets cold feet is still a qualified lead. The data shows most home sellers contacting us transact within 90 days with someone; a qualified lead is your opportunity to win or lose.
What happens after I flag a lead?
Every dispute is reviewed against the lead's qualification record: whether the name on the lead matches the name on the title, current and recent MLS status, property type, and the phone, email, and IP verification that ran before delivery. Approved credits post to your account balance automatically.
